COMPLEX HERITAGE & RESIDENTIAL DEVELOPMENT

East Sussex

A Grade II listed building and its grounds, being redeveloped into 45 homes, with heritage and ecological considerations shaping every decision on the scheme. Axo joined at a point where progress had stalled and the underlying issues had not been fully diagnosed. The initial feasibility had been built on standard delivery assumptions. Emerging ecological requirements introduced material risk to both the programme and the developable area, neither of which had been fully worked through before design and cost assumptions started to solidify. We reassessed the delivery strategy, identified where the ecological constraints were likely to affect site capacity and advised on how to reframe the risk before it became harder to manage. The scheme is ongoing, but the early intervention has changed how the project team understands and handles risk at each subsequent stage.

RESIDENTIAL BACKLAND DEVELOPMENT

Surrey

A residential development on a backland plot in a constrained site, with limited access and planning approval that required careful handling before work could begin. Axo led project and construction management throughout, taking single-point accountability for programme and cost from start to completion. Backland sites carry risks that don't show up clearly on drawings. Access constraints affect sequencing, material deliveries and contractor coordination in ways that compound if they aren't anticipated. We worked through those implications early and built them into the programme before they became problems on site. The client had a clear sustainability brief, with material selection a priority throughout. The external timber cladding was chosen with that in mind, and we supported procurement decisions that kept the sustainability aims intact without compromising the programme.

COMPLEX ENVIRONMENTALLY FOCUSED DEVELOPMENT

We are managing the project on site, acting as the client’s main point of contact and keeping construction moving at a steady pace. Sustainability guides day‑to‑day decisions with a focus on efficient design, low‑impact methods and good energy performance. Through an ongoing role on the project, we support planning, coordinate activity on site and help resolve issues as they arise. This includes checking programme progress, working with the contractor and shaping practical choices that keep work running smoothly. Our understanding of cost, buildability and performance helps the client make informed decisions while the project develops. By spotting challenges early and working through them with the team, we help maintain clarity and momentum. Close collaboration with the client and the wider design and site teams keeps everyone aligned on priorities and approach. By staying closely involved throughout the build, we support the project’s progress and help ensure it delivers long‑term value for the client.

COMMERCIAL, RESIDENTIAL & RETAIL DEVELOPMENT

SW London

A commercial property being redeveloped into a 100-place nursery, with new homes and retail space alongside, carries more competing pressures than most mixed-use schemes. Community benefit, planning requirements and commercial viability all pull in different directions. Axo was brought in early to set the direction and hold those threads together. We are advising across feasibility, design development and procurement, with a focus on the decisions that shape cost and deliverability before they become harder to unpick. That means reviewing design proposals with an eye on programme impact, stress-testing assumptions and keeping the strategy practical as the scheme evolves. The client team, designers, nursery operators and consultants are all working to different priorities. Our role is to keep the decisions coordinated and the project moving.

RESIDENTIAL DEVELOPMENT

A residential property in Surrey, forming part of a family portfolio, required full redevelopment. Axo Consulting was appointed to lead the project on the client's behalf, taking single-point accountability for development management across planning, contractor oversight and programme delivery. We manage the day-to-day relationship with the contractor, monitor progress on site and resolve issues as they arise. Our cost and buildability experience means practical decisions get made quickly, without referring problems back up a chain. The client has clear sight of where the project stands at every stage.
